Insulation for a Rainy-Season Climate

Spray foam insulation in Fort Myers has to deal with heat, humidity and a lot of water. Wikipedia notes that Fort Myers has shifted to a tropical monsoon climate in the 1991-2020 period, that the city averages just over 57 inches of rain a year with about two-thirds falling from June through September, and that it logs about 89 days a year with thunder, the most in the nation. Long, wet, humid summers push heat and moisture into every gap in a house. We seal those gaps and insulate the spaces that need it, with open-cell or closed-cell spray foam where it fits and blown-in insulation where it does the job for less.

Florida's code targets

The 2023 Florida Building Code, Energy Conservation, Eighth Edition, took effect December 31, 2023. The Insulation Institute's summary lists Climate Zone 2 targets of R-38 for ceilings, R-13 for wood-frame walls and R-6 or R-4 continuous for mass walls such as concrete block. ENERGY STAR goes further for existing homes: R-49 in an uninsulated Zone 2 attic, or an added R-38 where 3 to 4 inches are already there.

The housing stock

Fort Myers is a newer city than its history suggests. Point2Homes' summary of census data puts the city's median build year at 2001, with about 49% of homes built between 2000 and 2019. About 52% of housing units are in buildings with two or more units, and about 36% are detached single-family houses. That mix shapes the work: condos and townhomes where the attic is shared or managed by an association, and newer single-family homes where the air handler and ducts sit in the attic.

Around the city the picture changes. Cape Coral is mostly single-family homes from the 1980s through the 2000s. Lehigh Acres boomed in the mid-2000s. North Fort Myers and the river communities have older homes and many manufactured homes. Each town page covers the details.

After Ian

Hurricane Ian made landfall north of Fort Myers Beach as a Category 4 storm on September 28, 2022. Surge flooded homes from the beaches to the river, and wind and rain damaged roofs across the county. Many homes had drywall and insulation cut out of the lower walls; many attics took water or were trampled during roof repairs. Replacing that insulation the right way, with dry framing and the right materials, is a big part of the work here.

Closed cell vs open cell

Open-cell foam is soft and light, rated R-3.5 to R-3.7 per inch by HomeGuide. It is the common choice under roof decks in Florida because it reaches the target R-value at lower cost and is vapor-open, so a small roof leak shows up rather than hiding. Closed-cell foam is dense, rated R-5 to R-7 per inch, and resists water. It suits lower walls that may see water again, metal buildings and places where moisture is constant.

Foam is not always the right buy. On a vented attic floor with sound ductwork, sealing the ceiling and blowing in fiberglass to R-38 or R-49 usually costs much less than foaming the roof deck.

Spray foam insulation cost

HomeGuide's 2026 guide puts installed spray foam at $1.50 to $5.00 per square foot: $1.50 to $3.50 for open-cell, $3.00 to $5.00 for closed-cell. It lists roof deck foam at $1,500 to $9,000, an attic at $3,000 to $8,000 and a whole house at $8,000 to $20,000, with many companies charging a minimum of $1,000 to $2,000 or more. Blown-in insulation runs $1.00 to $2.80 per square foot. These are national ranges. Roof size and pitch, access, thickness and removal of damaged material set the real number, and the written estimate after our visit is the price.

Choosing among insulation companies

Fort Myers has plenty of spray foam insulation contractors and insulation companies. Ask each one whether they will check the roof deck for leaks first, which foam and thickness they plan, what R-value results, whether the HVAC should be checked if the attic is sealed, how long the house must be empty (HomeGuide says at least 24 hours), and whether the quote is broken out by area. Our written quotes answer each of those.

Rebates and flood rules

FPL, which serves much of Lee County, lists a ceiling insulation rebate for homes whose existing ceiling insulation is under R-8, installed by an FPL participating contractor. Check FPL's current terms first. Lee County requires permits for repairs to buildings in the Special Flood Hazard Area, and the county says updated flood maps for unincorporated parcels take effect March 2, 2027. If your work is part of flood repairs, check permit requirements before starting.

Lee County Towns We Cover

We work in Fort Myers and across Lee County: Cape Coral across the river; Lehigh Acres, Gateway and Buckingham to the east; Fort Myers Shores and Alva up the Caloosahatchee; Whiskey Creek, McGregor and Iona between the city and the Gulf; San Carlos Park, Estero and Bonita Springs to the south; and Fort Myers Beach and Sanibel on the islands. Canal and island communities deal with low ground, surge and salt air. Inland towns like Lehigh Acres and Buckingham have higher ground and more rural lots. Each town page covers what stands out.

Common Questions

What type of insulation is best for a house in Florida?

It depends on the space. Under a roof deck, open-cell spray foam is common because it seals and insulates at lower cost. On a vented attic floor, blown-in fiberglass over a sealed ceiling is often the best value. In walls that may see water, closed-cell foam resists moisture better than batts.

How much does spray foam insulation cost in Fort Myers?

We use national figures: HomeGuide lists $1.50 to $5.00 per square foot installed, roof deck foam at $1,500 to $9,000 and an attic at $3,000 to $8,000. The written estimate after our visit is your price.

Who manufactures spray foam insulation?

Spray foam is made by several chemical companies and sold as two-part systems that installers mix on site. What matters for you is that the product suits the space, meets code for its location (including any required ignition or thermal barrier), and is applied at the right thickness. We name the product type and thickness on the quote.

What R-value does a Fort Myers attic need?

The Insulation Institute's summary of Florida's 2023 code lists R-38 for ceilings in Climate Zone 2. ENERGY STAR suggests R-49 for an uninsulated Zone 2 attic.

Should I replace insulation that got wet during Ian?

If it was soaked and is now matted, stained or musty, yes. Wet wall insulation usually came out with the drywall during repairs; attic insulation that got wet from roof leaks often needs to come out too.

Is there a downside to spray foam?

It costs more than loose fill, is hard to remove, and needs the house empty for about a day while it cures. A sealed attic also changes how the AC handles humidity. Where those trade-offs do not pay off, we recommend something else.
